Public Adjuster in Kissimmee, FL
If your property in Kissimmee has been damaged and the insurance company has denied the claim, closed it, or paid an amount that will not cover the repair, there is a step most people never find out exists. The adjuster who came to your home works for the insurer. A public adjuster is the licensed professional who works for you.
Florida property insurance claims: the deadlines and the fee cap
- Notice of a claim
- Under Fla. Stat. §627.70132, a property insurance claim or reopened claim is barred unless notice was given to the insurer within 1 year after the date of loss. A supplemental claim is barred unless notice was given within 18 months after the date of loss. — Fla. Stat. §627.70132(2)
- Time to bring a court action
- An action for breach of a property insurance contract must be brought within 5 years, running from the date of loss. This is a separate clock from the notice deadline, and §627.70132(5) states that the notice statute does not affect it. — Fla. Stat. §95.11(2)(e)
- What a public adjuster may charge
- A public adjuster’s compensation is capped at 20 percent of the amount of insurance claim payments or settlements, exclusive of attorney fees and costs, paid to the insured by the insurer. For claims based on events that are the subject of a declaration of a state of emergency by the Governor the cap is 10 percent, and that limit applies to claims made during the year after the declaration of emergency. — Fla. Stat. §626.854(11)(b)
- Which deadline applies to you
- Which of these applies to your claim depends on your policy and your date of loss.

The part nobody explains
An insurance company’s adjuster is competent and is doing a job – it is just not your job. They set the scope of the loss, and the scope is what decides the money. If the scope misses the tear-out behind a wall, the matching of what cannot be matched, or the cause of loss your policy actually covers, the payment is built on that omission and everything after it follows the same number.
Most people never learn a public adjuster exists until after they have accepted a figure. That is the gap. It is not that the homeowner argued badly; it is that nobody on the file was working for them.
Property claims in Kissimmee
Kissimmee is the county seat of Osceola County, and the courthouse sits downtown on Courthouse Square. The housing stock runs from the historic core near Lake Tohopekaliga out to the short-term-rental and vacation-home corridor along US-192, and those two are very different insurance propositions. A property that is rented out part of the year is often written on a different form than the one next door, and the form decides what a carrier will entertain after a loss.
Kissimmee is inland. The exposure here is wind, wind-driven rain and freshwater flooding rather than storm surge, and a great deal of it arrives through the roof and then shows up two rooms away.
One Kissimmee claim: A Kissimmee homeowner’s claim was denied and closed at roughly $5,000. Re-documented and re-presented, it settled at about $45,000. We do not publish what a claim is “worth” before anyone has looked at it, and no two policies are the same.

“It will seem like they are helping you out with a claim, but PLA pointed out how they were cutting corners and not paying what is really due.”
“This company was on top of my issue from the moment I called to the very end.”
“As it turned out, I didn’t use Robert. But he put in the time and effort to visit me and provide me with solid information and guidance should the insurance company not be responsive.”
The deadline that decides whether you still have a claim
Florida's claim deadlines are short. Under Fla. Stat. 627.70132, notice of a new or reopened property claim is generally due within one year of the date of loss, and a supplemental claim within 18 months. If you are close to either line that is a reason to move now, not a reason to assume it is over.
What we do, and what it costs
A public adjuster works for the policyholder, not the insurer. We re-document the loss, build an independent scope and estimate, read your policy against the carrier's position, and handle the negotiation. Fees are a percentage of the claim payment and are capped by Fla. Stat. 626.854 - 20% ordinarily, 10% for a claim arising from a declared state of emergency within the first year. The review is free and we work on a no recovery, no fee basis.

- PO Box 560404, Montverde, FL 34756 - on site across Lake, Orange, Osceola, Polk, Seminole, Sumter and Volusia counties
- The review costs nothing and carries no obligation
What we will never do: promise you an outcome, tell you what your claim is worth before anyone has looked at it, or ask you to overstate a loss. Any adjuster who does is a risk to you, not an asset.

Frequently asked questions
Do you work in Kissimmee?
Yes, on site. Kissimmee is in Osceola County, one of the seven counties where Public Loss Adjusters represents policyholders in person: Lake, Orange, Osceola, Polk, Seminole, Sumter and Volusia. We are a Florida-licensed public adjusting firm, License #A161638.
What does a public adjuster cost in Kissimmee?
Public adjuster fees in Florida are a percentage of the claim payment and are capped by Fla. Stat. 626.854 - 20% in ordinary circumstances, and 10% for a claim arising from a declared state of emergency within the first year. The initial review is free and we work on a no recovery, no fee basis.
How long do I have to file a property claim in Kissimmee?
Florida sets the deadline statewide, not by city. Under Fla. Stat. 627.70132 notice of a new or reopened property claim is generally due within one year of the date of loss, and a supplemental claim within 18 months. The date you discovered the damage matters, so it is worth establishing early.
My claim is already closed. Is it too late?
Not necessarily. A closed file is not always a finished one - Florida allows supplemental and reopened claims, and a denial or a low payment can be revisited where the documentation supports it. Whether that is worth doing depends on the policy language and what evidence still exists, which is what the free review establishes.
